The harbor is only around 30% full — you should have no issues finding a dock. Unfortunately there is not much to do directly around the harbor (food etc.). Kind a dead zone from a city life perspective. I’m at Belmont. A very short walk to pretty much anything.

I have the same boat, but one year older. My mechanic removed my heater and the motor was not pulled. My heater was located on the port side. If you have the water tank in front of the engine, this tank will most likely need to be temporarily removed.
Based on initial description, my vote would be steering pin. If so, search the board. There is some pretty good info on how to do this type of repair. Two years ago, I had the same problem. I decided to pull the engine and replace the entire transom assembly.

IMO it is not normal. I would guess something is leaking and it is not water forward moving aft. I had a leaky hot water heater, water pump and steering pin. After replacing all these things, no more water in bilge.
