My house is $750/mo. 3bd/2.5bath 2200sq ft 1991, nice two story place on a 1/8th acre plot in Dallas with two small ponds at the bottom of my yard and golf course just past that.

The slip I am looking into with an upgraded boat is $325/mo ($3900/yr) for 30x13 (lowest price they have to hold a 28-32' boat), or $420/mo ($5040/yr) for 40x14 (to add deck and still fit boat) with 1 year up front payment plus power. What am I missing... ? Hard to imagine paying half the payment of my house towards a floating place to tie my boat up to, which will probably only be $100/mo more than the slip cost too!

Sure it's not cheap to build a floating dock on the water and add a metal cover to it. Probably takes some basic annual or bi-annual maintenance to keep it up. But the pier has to pay for itself over and over with rent income. Do marinas just make THAT much $? 950 slips of say and average $375/mo... $356k a month is pretty nice income on top of what your restaurant and gas dock make too, ha! Time to go back to SimCity and add a crap load of marinas for income :)

Just like divorce - they're worth it.

My marina/yacht club gets $3500 a season (which isn't long in N. Michigan.) I ended up just buying a 30' slip there, it was basically the same as renting it for 8.5 yrs and in the end I have something to show for it.

Yeah, that sounds like a good idea if you can do that!

Guess we are lucky.....

I'm moving to Wisconsin.

The marina my boat is in was up for sale a few years ago. A friend and I ground out the numbers. Figuring slip fees, winter storage, rental income from the business that are on the site, minus property and equipment maintenance, debt service, wages, and taxes, it's an iffy business proposition.

Guess we are lucky.....

Yeah, our rates are easily double that.

Best regards,
Frank

What??? That is highway robbery! On your part. I wish I could come anywhere near that with the amenities you are getting.

Let's go with $6500/6 months for a 30' boat here on Cape Cod! Plus, $600 for electric. Oh well...

$3500 a season with electric. Cheapest gas in the area too. Can't get anywhere near that if you rent a place on the water.

:grin::grin:if you have to ask?:grin::grin:

Your not gonna believe this $10 a foot,N/C for winter storage. 50 hours of club work(docks in and out accounts for 30 hours) required.Fuel marked up 4 cents (ethanol free 89 octane).Full work shop ,bar ,hall,and commercial kitchen.
