Why are slip's so expensive?

I have a slip at Peir 121, Ive been there for two seasons now. I too had sticker shock when I first started looking at slip prices while considering my purchase. I started out with a slip just large enough for my 280DA to fit, then last year upgraded to a large slip with 10' of decking as well. Looking back on it now, its well worth the money.

While not as popular of a marina as 121 or Eagle Point, you might check out Lake View Marina (http://www.ldbc-lakeview.com/). I know they have lower prices there than 121 does, but again the atmoshere isnt quite the same.

There is also a new marina being built on the north side of Lake Lewisville in the Hidden Cove park area (http://www.marinequest.net/hiddencove/). I havent seen pricing and it is still under construction, but you might check pricing there as well.

Good to see someone at Pier 121 already. I have already started looking into Hidden Cove, as it seems like that is going to be a huge Marina. I heard rumors that they have gone bankrupt while trying to build the new marina though. I haven't seen the construction move at all in quite a while. If they have better rates, it would be great to go there since I can just go a bit more up Main in The Colony and hang a left to get over there. Most of the other pier's are quite a lot further to drive to compared to Pier 121, but then again they may be a whole lot cheaper too. I think atmosphere of Pier 121 would be worth it to the fiance, but maybe she will pitch in the difference in her part of the budget :).
 
OK you "season" guys. Here are my numbers for Lake Lanier, GA. $850/quarterly for 30x10 covered. $13/mo dock box(you cannot purchase or use your own!), metered electric, free(duh) water. 24 hr security with no access gate(in the future), fast food available with ice and all supplies. Gas(Valvetec) now around $3.29, pump out requires token at $5 a pop. Nice property, no pool, picnic tables(for what) and reasonable management. The answer is, Port Royale Marina. Season here is 12 months for diehards like me.
 
Our property taxes are less per year than the going rate for a 17-50 foot slip. Buy a house on a lake.

My slip costs approximately $6,000 per year. Ammenities (power, water, maintenance fees) bring it up to $10-$12K all in.

Slip includes space for second boat, two jet skis and a jet ski lift. Also includes land space for outdoor winter boat storage and indoor storage for two jetskis. Slip also includes 1700 sq ft house.

Maintenace fees? Condo? Your taxes are pretty high. Ours are capped at the rate of inflation We pay about $5,500 for a house, a guest house and three acres with 240 feet of frontage. We do occassionally buy a piling when the ice goes out. But so far only two in 33 years.
 
Property taxes in NJ are insane. $10G/yr is nominal and $20G isn't uncommon anymore. Damned teachers union and public employee unions are bleeding us dry.

Amen to that! Police officers and just ordinary firemen here are retiring in the 60-70K range a year, the lower rung officers at 70-85K, and those above over 100K, :smt013

The latter is making more in retirement then a retired four star general or admiral with over 30 years of service.

And by the way I am not against obtaining a retirement, but it has gotten totally out of hand. Those mentioned above should not retire at any more then an equal grade military member.
 
Yeah. . .well. . .it isn't any cheaper in Pennsylvania. The tax rate up here is about the same as NJ. Everyone in PA SAYS the taxes is much cheaper, but I know how big the checks are that I write. It ain't cheaper in PA. I was fearing the recent real estate reassessment. . but I did ok (i.e. no increase in my bill)

My "maintenance fees" are not condo fees. The number I put up there covers the utility bills, electric bills, repair bills, insurances (flood and fire), the odd applicance that requires replacing. . .

Yeah. . .I got stuff. April and May (when I get ready for the summer season) are not fun. The advantage of the "stuff" is that when one toy breaks. . I got other toys to play with :)

we were lucky to score a friends slip for $175 a month. the next marina over wanted ~$400 a month.

March is the Winter King Salmon derby in Homer, but that is a long way from Big Lake to trailer the SR, so I use my river boat.

Depending on the weather and if Whittier has the parking lot plowed, I can usally get in the water around the middle of April, first part of May to start bear hunting on the southern slopes.

This year Whittier still had 7 feet of snow in the parking lot in Mid-April, so everyone had to wait. Some tried to put their boats in the water, but had to use snow chains on the ramp and in some cases had to have another truck chained to the truck launching the boat!

So a slip is nice, but then again you have to be on top of clearing the snow and ice off your boat. Depending on the year, Whittier can get over 258 inches of snow a year on average. Once it snows, it does not melt until around April.

Some are going to winterize thier boats after this coming labor day weekend. Most of the time a good 5 months of boating time.
 
To put price of slip in to perspective. I got my slip for free and put in 6k for boat lift and that is only after I married and had children with the grand daughter of the owner of the place.
 
There is not a thing wrong with Baywood Marina - actually the owner and son are excelllent to work with - and they get the job done. Its always been to treat other people like you yourself would like to be treated - but then there are always so jerks that make real asses out of themselves - only know of a few of those who have been asked to leave this wonderful,freindly and family owned marina. Think you know who you are. And we don't miss you!

We have a friend who owns marinas. He occasionally loses deposits for slips and storage. He doesn't ask them to leave. He just fills up and has no room if you get the drift.

Can't forget about the Corps of Enginners permits to use the water space. I'm in a 40X16 with a 14' build out with enough room to keep the jet ski on a lift in the slip. 255.00 a month includes water, 10.00 a month to pump out, and we pay electricity which is about $20.00 to 30.00 a month. So roughly about 300.00 a month on the slip and 15 minutes from the house. :thumbsup:
