We made an offer on a beach house today.

If you remember we sold our condo we have had on Orange Beach for the last 10 years. We just made an offer on a beach duplex right across the street from the marina where we dry store our boat. It is not waterfront but I can keep my boat tied up at the marina overnight and it is just across the street so I can walk over. Also has space under the house to store on trailer and right around the corner from a nice ramp if we decide not to dry store any longer. This is the first step of our retirement plan. This is a place where we plan on living when we sell our business so might as well get it now while the prices and interest rates are low.

I took a similar path, bought my retirement house on the lake awhile back at 38. Just a weekend house now, but another 9 years and I am moving there!

Good on ya for starting early on your retirement plans. Too many wait until they're ready to retire before they start thinking about it.

Well the owner did not accept our offer. They came back with full price or nothing. Our agent said she thinks they have changed their mind and do not want to sell the house. What a bunch of crap I did expect some back and forth but to only accept a full price offer that is nuts. Guess the hunt is back on..
 
Every beach location has its own market forces, but in our area, the prices are driven by 2 things.......distressed properties and those whose owners need to sell are still foreclosure driven, and then the other side is that prices are rising and demand is heating up. Nice properties are selling very near what they are listed for. Sellers will just hold on until the prices rise to where they get what they are asking. Places we thought were over priced 6-12 months ago are now selling.

Keep looking, or come back to this one if it is still on the market in 6 months.
 
Inventory is low at this time. Some real nice places but way out of our price range. If I had 600000 to buy a place I see a lot of them in that range that were selling for over 1 mill a few years ago.
 
There is a 3 bedroom, 2 bath condo for sale at my condos ( Navy Cove Harbor) for $169,900. We are on Mobile Bay and only three miles from Ft Morgan and the Gulf. Very convenient for you. The unit has its own marina and slip is included. Total monthly fees are around $600 and that includes slip, common area taxes ( personal property tax would be around $600 a year), insurance, all common area maintenance etc MLS number is 203937. We have 2 condos there as I really love the area. I had a small 1100 sq ft house in the same area and insurance alone was over 7500 a year. Think what you would save by not having to pay to store your boat.
 
That looks like a great place. We want to be in Orange Beach as all of our friends have places nearby and we have a lot of things to do in that area. West beach is nice and if I were into Gulf Fishing that would be the place because the fishing out of Dauphin Island is outstanding. Just too far out of the way for us. We will keep looking we are only 1 hour away from the beach so it is not like we have to drive 3 hours to get to the boat. Who knows what we will find over the winter.
 
Well we found one. Not on the water but across the street front the beach. Can keep boat under house and rent a slip at the marina that is about two streets over. Beach access at end of street.




Wife is already out looking at furniture. Place is only 3 years old.
 
Theres no garage ! Youll get snow on your boat!
 
Hi John. I think my wife and I looked at this house while we were down there looking at retirement/vacation homes. We need to get out of N.J and to warmer weather.. Congrats, the house is beautiful. Take care, Brian BTW, We ended up buying a home in Gulf Shores, so we'll be neighbors...some day.:)
 
Ahh, Bear Point. Every time I go down, I sit on the front porch at the marina store and have a beer or two. Go for it!
