I downsized to a 20 foot Cuddy to have the option of trailering to neighboring lakes. I had a 26 ft exposed slip at Elm Hill Marina before for my 260 Dancer. The marina is now under new ownership and they're sinking a ton of money in upgrades. Part of the upgrades are new covered slips. These are 28 feet and are really nice! I went today and made the move. Here's a pic of what they look like. In my opinion Elm Hill is the best spot in Middle Tennessee. Lot's of activity here including live music on Friday and Saturday nights at the restaurant/bar. They are waiting final inspection and I'll be ready to put in in one week. :smt038

Doesn't get much better than a covered slip...I hear spiders are your friend though.
Soon we may be in a covered boathouse...so I guess it is still better than getting all the weather on it.

I heard that Listerine in a spray bottle will keep the spiders away. Something about it they don't like. I haven't tried. I'll either be spider free or have spiders with the freshest breath on the dock :smt043

The 28 foot slip is much more than I need. However, my plan is to have room for a PWC too. The cuddy has enough room for two to crash on the weekend. Plus, the marina is also putting in a nice shower house as well.

Looks like the same type of slips that our marina in Dubuque had put in. We had an OLD wobbly exposed slip before, and the old covered slips near us collapsed in the ice storm of '07. The new 40' ones are rock solid. So much so that my neighbor and I have a dish mounted on an upright, and it has held the signal since last year. Haven't had a big problem with spiders or birds yet, but the roof is high enough that if we got 'em, we can't see 'em!

You will get the birds and the birds will drop their after product all over your boat. Just wait! I was in a covered slip and nothing and I mean nothing short of staying there 24x7 with a broom will keep them away. Just need to be certain that you keep up with the washing of your boat for the droppings left unattended will stain the gel coat.

Pro – less UV on your boat and you can hang on the dock while it is raining out
Con – the birds, spiders, everything tends to echo, mold grows where there is no sun and no sun.

I'm hoping to get the best of both worlds being on the end. Also, since it's a 20 footer, I plan on taking out often for a good cleaning as well as daily weekly washdowns.

Agree completely about the Pros and Cons. One of the big Pros of being covered is that the UV will not bleach out your Canvas, especially black like mine.

I Also have a slip at Elm Hill on E dock which is covered, and a slip at 4 Corners (Where the big boat is) which is also covered. Birds are not much of an issue...but the damn spiders are crapping everywhere. Also agree that you would have to stand there with a hose 24/7 to keep your boat perfectly clean.

At 4 Corners, one of the services the Marina offers is spraying the roof twice a year for spiders, but we have yet to see that happen.

Both Elm Hill and 4 Corners are under new owners and lots is changing for the better. elm Hill is still the most expensive Marina on the lake.
