I have had three boats not with the sliding step cabin doors. On thing that they all shared is the track is constantly collecting dirt, hair, grime and whatever else may fall down there. My method of keeping them running smoothly is constantly cleaning out the tracks and spraying under the door itself. It's worked great since 1995. After years of fighting this battle, I finally tried tri-flo lubricant and now have zero problems. I only applied once last season and still have no issues. Yes, cleaning the tracks is important now and then, but the lubricant made this persistent issue go away.
 
Tri-Flow is a great product. I used it for 27 years when I was a locksmith. The only downside, which you may be seeing, is residue on/in the track. That residue (teflon that has dried) can attract dirt, dust, debris, etc. I've zero issues with this method.
