Heated Storage Questions

Normally I squeze the boat into my garage for the winter but somebody I've know for 5 years now has a warehouse that he would like to rent out for boat/RV storage. the facility is clean and and in great shape. He wants to charge me $50/month. I'm probably looking at 6 months storage.

Price seems good (please confirm) but my main question is what are concerns and questions I should ask? Do I need to worry about insurance or does mine cover me? Any other suggestions/comments would be appreciated.
 
$50 is absolutely DIRT cheap for heated.

I honestly don't know about the insurance thing. But, if it was me, I would call my agent and ask directly. I would also ask my buddy.
 
Very Very good deal! My storage place charges by the square foot and I pay over 6k and that is considered a good deal. I would just make sure he monitors the heat in the building. Your insurance should cover your boat but it is worth asking him about it. I am sure his insurance will go up if they know he is storing boats.

I found a similar place in Evendale/Lockland (inside the 275 loop, Cincinnati). Charge is $75/month and I thought that was cheap. Some of the questions I had asked were the following:

1. Security access? Who has access? In this case only 2 people have the access code.
2. Type of Security? If the alarm goes off, the cops are sent and the owner is notified via his cell phone within minutes. (this was tested by accident one day)
3. Mice, when cold out mice like to go into heat.
4. Heated at what temp? This one is kept at around 50 degrees. I am still winterizing mine, cheap insurance because I do it myself.
5. What else is kept there? I went out to the facility, the owner took me through it. He has 2 race cars that he keeps in there, makes me feel better.
6. Insurance? I am reponsible for my boat, he is responsible for the building. Checked with my company to make sure I was covered.

Wish I would have known about your friends place prior to commiting, would have saved me $150. If you don't mind PM me with where it is located, may need to keep it mind for next year.

Your boat needs to be insured. Ask about working on the boat. You don't want people sending sanding, rubbing compound, bottom painting and waxing dust all over your boat. Is there a rodent problem? Back up heat is not an issue if you fully winterize. Otherwise you need back up heat. Price is cheap.
 
Sounds like a great deal. I pay 55.00 a month for a year and get one month free for a non heated but nice place. Like others have said your insurance should cover you. Storage places normally don't have insurance on anything other than the building. When I was calling around for price quotes on insurance it was going to cost more if the boat was not stored in my zip code. I would make sure you are covered if it is stored in another zip code or location other than your house.
 
To those of you that have checked, does your insurance cover you if the roof falls in and the owner does not have insurance? Just wondering before I call my insurance agent.

My storage guy said his insurance does not cover the boat or anything in storage. Speaking of roofs, mine is metal but it does have insulation on the ceiling. So no drip drip when the temp goes up and down this winter.
 
$50/month is almost free, good for you!

Your insurance is just like your car - if you park it at your buddy's house for the winter and it got stolen, then your insurance will cover it, your buddy's insurance wouldn't. This is a general example so don't get caught up in any crazy details. Point being - insurance it your self, the cost will be minimal

Insurance covers the boat. So yes.............if the roof fall in it's covered.
 
Put the boat in storage this weekend. The facility is pretty nice. He is running his internet used car business out of there so he is there everyday. He also has a video camera onsite that can be view via the internet. My insurance covers me and they will go after him in case of negligence.

Oh! Only $250 till April 15!
