for a 2007 sundeck 260 with 100 hrs?

I keep going back and forth with this guy and im not sure if im getting good deal now....avg...or bad.....any help appreciated (you guys have been SO helpful here to a guy with LITTLE experience)

boat is ONLY kept outta water (dry dock)
boat in perfect shape-bill of health by surveryor
boat STILL has full 4 year warranty (hope its transferrable)
windlass anchor
6.2L engine b3 drive
sea test done....no issues
bimini top
pump out head

with a 5k range...what is safe price

That is such a tough question...it really depends on your market, and how far you are willing to go for comps. Quick NADA looks like $40-45k would be the bank base range, however, in the southeast, a quick look at Boattrader and iBoats looks like you can't touch one below $50k and most look mid to high $50k's to start. Sounds like yours is a cream puff, and I would expect it to be in the top of the range.

I deal with enough adversarial relationships in my life that I don't relish the traditional "back and forth" of the sales cycle. I probably would have gone into the search expecting to be able to buy a bitchin' boat in the $50's somewhere, and if I got toward the low end...all the better. There are some guys on here who, I have absolutely no doubt, would buy a better boat, with more features and less hours, the same week, and get propositioned by the owner's hot (legally of age of course) daughter, and pay $40k. Regardless, I would be delighted with my boat, the family would love it, and around the dock somewhere I would run into people who had paid lots more...and over time...LOTS less. I know no one wants to be "ripped off guy", but unless you are buying to try and flip it somehow, its about your personal value equation not an objective price point.
