i have a 12,000 BTU unit aboard. It's only cooling about 10 degrees lower than outside temp. I'm in lake mead NV so its extremely hot 100 + degrees. But other cruisers seem to get a lot cooler than mine. I've had freon charge and cleaned the front filter. Am i missing anything? any suggestions?

Next is to check that the water exiting from the A/C sea water pump is a steady strong flow. Worn sea water pumps do not move enough water and this hinders efficiency.
Next you could run a weak solution of acid through the raw water pump to help clean out any build up in the Ac cooling lines.

Opps meant to add that the visual for the sea water pump is the water exit on the side of boat back into the lake.
 
Have you checked the air temp blowing out the vents. Most units will only drop water temp about 20 plus degrees. I agree with pvan, check water flow. A quick easy way to flush the system, since you are in freshwater, is to remove water line exiting pump, hook to dock hose with fitting from any hardware store, run dock water for 10-15 minutes, that will flush out most growth.
 
If the lake water temp is above 80 degrees F., your system is going to struggle. It will cool, but efficiency drops considerably above 80* F.

Here is the one I use. Its a standard garden hose fitting with a 5/8" barb, which is the I.D. of my Cruisair water line.

ZZ13, how often are you having to do yours in Beaufort, I am at the point with the water so warm, I have to do it about every 10 days.

I did it today. But in general I flush the lines once a month during the summer. Brown crud always comes out. I did find I need to let it run for a few minutes even after the water is seemingly running clear. Not sure if I need to do it that often, but I do. The strainer has to be done like once a week in the heat of the summer.
 
I've tried something crazy, I pulled the strainer out of the system last fall. My thinking has been, if its small enough to get caught in the strainer, it should blow right thru. I did not clean the system all winter. Ours runs 24/7.
 
I put a Bromine tab in my strainer, and clean it out once per week. I also use Barnicle Buster once per year on the system.
