There are many different trains of thought on this but this is what I’ve been using for the 30 years of cleaning window frames and door tracks.
Clean everything! Tracks, rails, guilds, and the rollers! And I do mean clean them all! Wipe it all down with acetone and then vacuum the track.
Apply Pure Beeswax if you can’t find it use a white candle and rub the tracks, guilds, and rails. Don’t worry over the roller, the wax from the track will get into it. Guilds can be made at home if those are worn, rollers can be found at any good hardware store.
On my own boat I clean the track when I see it’s bad and then reapply only in the open area of the track.
Wax does not hold dust and sand. Making the rollers last longer and less wear on the track.
