Buying a vaction home - It's a whole new ballgame.

A little update for everyone. I type this from our Hotel in Ft Lauderdale,as we watch the weather with great interest. We looked at several places yesterday and today. We really liked a couple, and one in particular in Pompano Beach. It is definitely improving around here. Our first choice already had 21 showings in the few days it had been on the market, with three set to make offers. Our realtor said she has been so busy, she can't take days off right now as people come from all over the world. So, now we have to decide if we want to move on our first pick, or keep looking and just plan on that one getting away.

Don't put yourself in a position where you feel rushed. Especially in a state where there is so much available. We spend a considerable amount of time in FL and though I'm not an expert, I do have a feel for the market in general terms (I'm typing this from my in-laws lanai in central FL). I also sold real estate full time for 8 years and I can say with confidence that there will always be another property that you will like as much, or more, tomorrow or next week or next month. There is no perfect home and there is new inventory coming on the market daily.

If it were me, I would rent for 6 months or a year in the area that I intended to purchase to really get a feel for the area and the real estate market. Try neighborhoods on for size first -- FL is far from rebounding. I say that from experience working with relocation clients for many years.

I just got my tax info from Poke Country today, my property has gone down by 20% according to them so I am paying less tax this year :smt038. They still have it valued at 40% more than what I paid so there is no complaining now but they did double my taxes as soon as I bought it last November :smt089. The trend in Lakeland is prices still dropping but not nearly as fast as they were, there seems to be more buyers but a lot are Canadians. Heading back down in November for some golf.

Another update. We just got back from our west coast visit, and we feel we like the west coast area better. Looked at Tampa/St Petersburg, and Ft Myers areas. Looks like a lot of good boating on the west side too. We did find one in particular we liked. We are making sure the associations is solid, etc. It's on a canal with a short trip to the gulf.
 
Why not you consult with a solicitor about you tax because even you have to pay less because of reducing price.But you have to pay more tax when the price rises.I think its better to solve it know rather than to pay high tax in future.
