Buying(?)a 90 310 sundancer-head liner stained

I believe I have zero'd in on my first "second" boat. It is in very good condition. One owner. In Minnesota. But the head liner has many stains on it. Can only be from some sort of leaking roof(?). Of note, I looked at another 90'Sea Ray 310 (not a sundancer) but it head liner too was stained. A common problem? How can it be fixed if it can be.

A reason not to buy the boat?

I have head liner stains also. I had a "professional" carpet cleaning company come and clean the boat interior. 90% of the stains were removed. My stains were around the aft cabin window less noticable stains around the side windows. Remembering to close windows is a problem, short of that you need to rebed the windows. There are cleaners that do a good job of removing the stains but not 100%.
 
Stains usually come from leaks. This boat has a cored deck and Sea Ray had some problems at the factory in getting a good seal when bedding the deck hatches, stanchions, and fixtures on some early 90's 300, 310 and 330's. Have a competent surveyor check the deck on any boat with headliner stains since a rotten deck coring can be a very, very expensive repair.
 
I am speaking from very very recent experience. I tried many different products to clean the stains in the headliner. Get some powder mix OXY Clean. (Granted the headliner material is light color) Cover all your dark fabrics and carpets. Spray and let it sit. Spray again and work it in with a baby hair brush, slowly. It would not come out all together, but it will look a lot better.

*** On another more important note. Follow Fwebster's advice. Get the areas around the ceiling portholes checked. Two of mine were fine, one WASN'T!! A lot of work, mess and and money on West Epoxy, I have it fixed right. The water is coming from somewhere, check it out and make sure more damage isn't done. Replacing a headliner isn't a big deal, I am in the process now and will post some pics of the process this weekend. I also have a 1990, new materials freshens it up nicely. Keep us posted.
 
Thank you all for the insight. I am not talking to the seller direct, but via the broker. The seller has owned the boat since new. I forwarded the same question to him via the broker, his reply was "...it was not leaking" "...maybe a few trips down river that the port windows were left open and a time or two when the hatch was left open..."

He also added that the ice maker was broken as was one wiper motor. Any experience w/cost and ease of installation of either one of these two?
