84 Sundancer 260 listing starboard

Hello everyone! Im new here, so excuse me if this question was asked already- I did a search but nothing came up ( that I found).
My friend is selling the above mentioned, he said it has listed since he's owned it; I am asking what or why this would happen?
I have used it several weekends and everything else seems fine. I would consider purchasing it, but I am obviously concerned about this issue, and I wouldnt want to ruin our friendship over this.
Any help would be greatly appreciated!

Not sure of the layout on the 84 but my 99 lists to Port. My boat had the standard equpment with few options. and EVERTHING is on the Port side.
2 Batteries
Hot water heater
Galley including fridge and mcrowave
cupboards full of provision
ALL of the passenger seating is port

my assumption is if I had the holding tank, Air conditioning and Generator on Starboard it would even out.

The boat runs great and trims out with the tabs but at slow speeds with a group of friend on board it feels like it is going to tip over.

Thanks Kevin, that might explain it: this galley is on the starboard side, as well as the head; the water tank & water heater are port side... So, is this a common problem for searays???
