Why are slip's so expensive?

My house is $750/mo. 3bd/2.5bath 2200sq ft 1991, nice two story place on a 1/8th acre plot in Dallas with two small ponds at the bottom of my yard and golf course just past that.

The slip I am looking into with an upgraded boat is $325/mo ($3900/yr) for 30x13 (lowest price they have to hold a 28-32' boat), or $420/mo ($5040/yr) for 40x14 (to add deck and still fit boat) with 1 year up front payment plus power. What am I missing... ? Hard to imagine paying half the payment of my house towards a floating place to tie my boat up to, which will probably only be $100/mo more than the slip cost too!

Sure it's not cheap to build a floating dock on the water and add a metal cover to it. Probably takes some basic annual or bi-annual maintenance to keep it up. But the pier has to pay for itself over and over with rent income. Do marinas just make THAT much $? 950 slips of say and average $375/mo... $356k a month is pretty nice income on top of what your restaurant and gas dock make too, ha! Time to go back to SimCity and add a crap load of marinas for income :)

Geez, looking at rates that most people are paying, Pier 121 is a rip off... $3900/yr for 30x13 or $5040 for 40x14 is a lot higher than what I'm seeing those guys pay, and the prices i'm quoting are without utils.

Self-serv Head Pump Out System (the machine takes tokens, no fee to get more tokens)
Secured Fenced Park Area

Also includes A boater’s clubhouse with showers, air conditioner, TV (dish network - basic), VCR, ice machine ($2/bag), lounge, exposed deck, gas grills, picnic tables, and a children’s play area.

The marina provides the gas for the grills and the wood for the camp fire. They do not allow you to grill on your boat when in the marina.

Ours is $1350 for the season (April 1 to Nov. 1) for 22' to 27' boat and includes electricity, water, 24 hour security, and free pump out. Gas was about $3.00 for most of the summer for 89 octane (highest was $3.08 over the 4th of July weekend).

Some one is willing to pay the price, supply in demand. I ask the same question why are boats so expensive. I have a 2000 sq' house with a 2 car garage on a 1/2 acre lot just north of Toronto with far more technology than my boat but a new 340 cost more than my house. Supply and Demand

$1350 a year includes yard storage (blocked up in the yard) I have to pay my own electric which runs close to $30 a month. Pool and pavillion. But sits out in the country not really near any big city. DC is probably a good 3 hour ride for me I'd guess. Used to be $800 a year withing the last 5 years or so, I guess they got wise to the scam!!

$750/month for your house??? I moving back to Texas. Just think, you can boat almost all year round so the money you spend is not that bad (divided across a greater number of months) than those that are in the NE and the like.

Get a head, running water, stove and have her as a second home deduction. Of course, consult with your tax advisor first.

Still, $750 a month for a mortage. I remember those days before wife, kids, dogs, girlfriend, ...........

Yep. Just did a refi at 4.5% on $148k left that I owe. At that low of a payment and rate, I do not plan on throwing more than min at it for a while. That's cheaper than anywhere I've lived including apartments in college! Getting married in a year so dual income starting soon as well.

Plan is definitely to write off as second home. That will get back about $1k a year for a while, so plenty to cover annual fluid changes and maybe some other maintenance.

If all goes as planned so far, we'd spend about 10-12% of our after tax income towards everything with the boat.

You do have a good point about getting more use out of the investment in Texas!

$1950 per season at my place. Includes electric and water. Then $1.50 per sq.ft for winter storage. The thing I like about this marina is that I can drive right up to my slip and park, theres grass, and a picnic table for every slip, barbecue.

I'd really like to hear a good answer to the original question.....

We pay $127 per ft. for summer (Apr. 15 - Oct 15) and the per foot is total lengh or the lengh of the boat they could fit in your slip, I pay for 36 ft for my 330 Sundancer and they charge $310 per cord for electric. My total summer cost is $5192 plus tax. And we get cable for free...
We loose use of our boat for two weekends in September for the Norwalk boat show, they say our price reflects a "discount"

Wow, at least you can get a slip.

In Whittier, Alaska there is a "waiting list" with a 5-7 year wait. It costs you $40 a year just to be on the list. When your number comes up, you have a year to place a boat in the slip.

I haven't even asked what the rate is for the slip...............I am afraid too...:wow:

Typical price for a slip in our area is $30,000 for a 12 x 30 plus the cost of a lift. We dry stack for $2,100/ year. I really like having the boat inside when we're not using it. It is nerve racking watching them pick it up with the fork lift and placing it in its bunk.:wow:

Our property taxes are less per year than the going rate for a 17-50 foot slip. Buy a house on a lake.

My slip costs approximately $6,000 per year. Ammenities (power, water, maintenance fees) bring it up to $10-$12K all in.

Slip includes space for second boat, two jet skis and a jet ski lift. Also includes land space for outdoor winter boat storage and indoor storage for two jetskis. Slip also includes 1700 sq ft house.

Move to Alabama.

Here you can get a nice 5 BR waterfront home on the main channel of the Tennessee River with 110' of waterfront and a new two-slip (30' each) boathouse in the mid-$300's.

Of course, the downside is you would have to move to Alabama.:smt001

OK you "season" guys. Here are my numbers for Lake Lanier, GA. $850/quarterly for 30x10 covered. $13/mo dock box(you cannot purchase or use your own!), metered electric, free(duh) water. 24 hr security with no access gate(in the future), fast food available with ice and all supplies. Gas(Valvetec) now around $3.29, pump out requires token at $5 a pop. Nice property, no pool, picnic tables(for what) and reasonable management. The answer is, Port Royale Marina. Season here is 12 months for diehards like me.
