Water in Lower Unit Bravo III

I have water getting in the lower unit shifting area. I have replaced the cover gasket thinking that was were the water was coming from. I was mistaken. The water is still getting in. I believe that it may be coming in through the shifter cable area? If I have to change the seals, is removing the lower unit a big job? Is there a video that someone has made showing the removal of the lower unit?

Please help!

maybe the seals at the driveshaft also. buddy of mine just had his changed, you would notice oil leaking out of there though.
