Rental contract for boat lift/dock use.

Does anyone have any standard contracts for the use of renting a lift/dock from a private owner?

Are there any additions to it that would help protect me(The tenant)?

The primary issue in my mind would be liability and insurance if the lift breaks. . . .whose insurance covers this?
 
I would look for language regarding hurricane expectations/procedures. Also, insurance requirements.

You may also want to address things like:

* Staying overnight at the dock
* Amount of cars parked
* Ability to fuel boat from the dock (using portable tanks)
* Condition of boat (unpleasant to the eye if dirty/not cared for)

I'm sure there are other things, but this is a quick list.

Can you provide some details? Is the lift going to stay in place at the owner's property, or are you leasing it for installation on your property? Note the former is a real estate transaction, the latter is a personal property transaction. They are different things. See a lawyer who understands the appropriate case.

I can provide help on the latter, the former is something for a local attorney.

Assuming an equipment lease on your property
In general the lease should lay out:

a specific definition on responsibility for maintenance,
a specific definition of 'normal wear and tear'
a specific statement as to how the lift will be returned and who bears costs of same (including costs associated with assembly/dis-assembly),
if the lease involves a purchase option with a process defined as to how fair market value is determined if option is not for a fixed price,
a specific definition as to the the insurance requirements of the lessor,

These are the highlights of the business issues. There are legal aspects as well that I can not advise you on, for those you should see a good attorney. Note that equipment leases are significantly different from real estate.

The boat is mine fully.

I am with NBOA.

The lift and dock are owned by the property owner. Its a rental property for him.

The property owner rents this house out weekly with a high end rental company.

The lift was just installed to make sure his "right" to have/install one didnt get removed.

He has never leased this before, and doesnt want to "make" a huge amount for it...

This appears to be a real estate transaction. So all of the stuff I mentioned should apply except for the return issue. In any event spend the money and speak to a local lawyer!

But look at, and think, about the big picture. Where are you going to be if the eight year old daughter of a weekly renter goes out some morning and punches the 'down' button? Or the 13 year olds decide to use your boat as a backstop? Or some drunk decides to try and use your boat as a passion pit? I don't have a low opinion of people, my wife and I have just owned rental property over the years, and there is just no accounting for the stupidity of some people.

It sounds like a nice idea, but I see more problems than it is worth. What do you save? Up here (in Boston) a secure slip with power & water for a 280 is about $ 3500 per season. A drunk with cigs and no ashtray will do more damage to your cockpit upholstery in one night than a slip will cost you for the season. Given the weekly rental nature of the property, even if the lift was free it seems to me it would be too expensive.

I'm also looking for a contract to rent my lift? Did anyone provide one?
