Buying Marina's

So move over to wantagh and rent your dock space to cover it. But they have been raising rates every year lately.

Last year the pumpout boats would come into the marina but the previous year they were not allowed even though they emptied at our pump out.

I believe it was a political decision since our club applied alot of pressure to get the boats that were granted to them back in the water. Without them there would have not been Any pump out at Zach's. Closest would then be at tobay without having to pay or buy fuel.

If you are traveling east, you'll find pump out stations in Browns River (Sayville) which is a self serve and Corey Beach (Blue Point) where the dock master has to turn on the power inside the booth. No charge at either one, and they don't care where you're from.

On busy weekends you'll see the pump out boat up and down the Patchogue river.
 
I get the feeling the slip owners (condos) are less impacted. As far as I know the association dues haven't changed. And almost none of the owners I know store at Grand Isle in the winter.

I think the owners side will become much more engaged when the marina gets serious about the restaurant on-site.

The "owned slips" are part of an association, they are not owned outright, and they share common elements with the marina. I'm assuming the relationship between the marina and the slip owners is moderately complex.

I am not an owner, for the record...I am but a lowly renter.

Our slips are owned outright, owners pay property tax and HOA fees.

Your setup is not as simple.

I’d probably make a few bucks a year doing it that way.
I used to go in that lottery every year and never got lucky. I never win anything.
At this point I’d miss my shed and the ability to have fuel delivered directly to my boat too much.
My Uncle owns two spots on the other side of my canal and we keep his 22’ boat and my kids 18’ boat at them.
I occasionally use, and maintain, both of those boats so having mine somewhere else wouldn’t make a lot of sense right now.
If things change (my Uncle is turning 86 and both kids are in College) I may reconsider a move, but for now I have to stay where I am.

Where is the pump out on Brown's River? I can't get in to Corey Beach. We usually pump out at either Watch Hill (Town of Brookaven PO Boat) or Atlantique (Town of Islip PO Boat). If we happen to miss the PO boat when we are away we just wait for the Brookhaven boat to show up to our slip on the Patchogue River late on Sunday afternoons.
 
Amazingly enough, here in the People’s Republic of NY, there is little reason to ever pay for a pumpout.
Maybe there is a little benefit to living in a progressive place run by tree huggers and socialists.
The local municipalities have free self service pumpout docks, I’ve got at least 3 of them within a 15 minute cruise in different directions from my dock, and pumpout boats that hang out in popular local anchorages that you call over to your boat.
Trust me, you are paying for it in your property taxes.

Part of the reason you want free pump outs is the cheap a$$ old guy who will just dump it in the harbor than pay $5.00. Probably a sail boater. :)

I have always believed this was an appropriate function of government to make pumpout easy to discourage bad behavior if they want to regulate where it is dumped for the benefit of all.

Where is the pump out on Brown's River?

About 1000’ into the river, east side, where Browns river road 2 turns and becomes Bay Ave.

There is a small wooden building with the pumpout mounted right near it. It’s right across the river from the ferry’s.

I marked it with a red blotch.

I’m in marina owned by the state but leased to a management company. Rental slips only.

There is a pump out station located at the end of my dock. And Skipper Bud’s also runs a honey boat for most of the year for about $30 a pump out.
 
7-8 years we installed a pump out system at our yacht club. We received a 75% federal grant towards the cost of installation and receive an annual stipend from the federal government to help maintain it. The stipulation was that it be open to the public for free. Good deal for everyone. There are a couple of town owned pump out boats that run around Boston Harbor that are also federally subsidized that pump out for free. I'm surprised to hear about the pump out fees being talked about on here.

Being a lowly renter is a good thing. Those condo slips have yearly fees, taxes and have had lots of expenses during the past ten years. Trees were all replaced and most recently the utilities. There have been multiple wall failures on the river side and a number of broken pilings during ice out. They have had just about everything except price appreciation. They are not easy to sell. You are probably money ahead renting.

I guess that did sound kind of like first grade logic, but the truth of the matter is I think marine owners who have dressed up their books to sell a marina, end up trying to use creative accounting to show profits and an asset list that won't pass the critical eye test. On the 2 marinas I looked at, both were carrying parts inventory on their books at cost when the inventory should have been dated. Nobody in their right mind would buy Pre-OMC Evinrude/Johnson parts at book or motor parts for a line of engines the marina stopped selling 10 years ago. . Or how about depreciable assets being expensed to get immediate benefit in order to hide profit.

So maybe my overly obvious comment was really the benefit of a little deeper analysis.

For 17k in property taxes, I think you may be right. That free pumpout the town provides probably isn’t as free as it seems.
Hmmm...in the last few years......our Town Supervisor gets indicted, our County Executive gets indicted, State Assembly Speaker gets convicted, State Senate President gets convicted, Governor’s right hand man gets convicted.........thieves one and all...........
Well, at least I don’t have to pay $10.00 for a pumpout.

SHM bought out my marina last year. Prices were up significantly last year, but are about the same this year. As far as PumpOut goes, I tell them I need a pump out on Monday and the tank is empty when I arrive on Friday. Service is $10, which I’m happy to pay to not have to smell or do it.
