Buy a slip or keep renting one...

I’m a believer in ownership.
I bought my slip, it’s actually a pice of private property. It’s 50’ of bulkhead in length x 25’ wide between the street and the bulkhead, for 60k cash ten years ago.
For the first 8 years I docked my 30’ boat on it in the summer and paid a boat hauler to block it up on there in the winter. That was a big savings.
Now I’m docking my 410 there for the second season. This boat went to a boatyard this past winter. It won't fit on the property because of a shed and deck I have.
The taxes on the property are about $800 a year and the water and electricity combined run about $1000 a year.
So it is essentially costing me $1800 a year to dock my boat with water and electric. Not as great as it was when I was able to fit my old boat up on the property in the winter, but still not bad for dockage for a 410.
Some of the added benefits for me is that since I own the property I’m free to do whatever I want on the boat, and the property within the limits of being a good neighbor. I can have fuel delivered by truck, I now keep my kids boat up on the property in the winter on a trailer, and I’ve got a 4’ x 8’ shed on the property to keep my stuff in.
If another piece becomes available that I like I’ll buy that too so I have it for my kids.
Had I not bought this property back then I would have bought a slip in a local dockominium. That would have cost a bit less initially but the annual cost would have been slightly higher and I would have had a little less freedom since it isn’t my own private property. Overall though, it still would have been a good deal for me.
 
I own slips that I rent out for investments. I'm in rental properties in ATL, and have slips on the GA coast and in Miami that I rent. I think that unless you think renting won't be an option down the road due to availability, stay renting. IMO, going in debt on a slip is a bad idea. Assessments, hurricane damage, etc can be expensive. I had to pay HOA fees and an assessment on one for almost 2 years without being able to recoup any rent because of Hermine damage. If possible, rent. If you move to Miami, I have a really nice 50-60' slip for rent!
