4.75% 30 year Mortgage

We've had our 4.375% loan (15 year) for 4 1/2 years. I love the principle/interest ratio.
 
Well everyone thanks for your feedback....all you have done is prove my wife was right we should have grabbed it at 4.75%... I did my research last night and this morning....and I agree 4.75 is good...So I emailed her late morning today....told her to go ahead.... I get home tonight...and asked her how she made out with the bank....Her answer was ..."Oh did you email me today?"

Damn....I hate it when they are always right
 
I actually just found out we do have equity in our home, if we act before 1/24/2009. Why? This is a 12 month date for the last home that sold in our neighborhood that is just like ours, and it sold for close to what we paid for ours. After that date this home will not count and appraisers will look at 2-3 that are pending sales, for much less.

So now let's see what rate we can get.

Any of you folks who are refiing doing so for no/zero costs?
 
So banks are still accepting appraisals that are almost a year old as an estimate of what a home is worth now? They haven't learn much.
 
We closed last Friday at 4.5% 30year no points...$400.00 closing costs and that was for the appraisal..Chase bank....interesting thing here is we are going to pay the same monthly payment before the refinance and the house will be paid off in 15 years... We bought this home 2 years ago......amazing what 2% can do.... We still have to do the college house...ended up looking at our home first
 
Dude 4.5% no points, I'm running to the bank. I'm a chase customer and all I can see is that the rate is in the low fives 5.37% to be exact. I will head over there and inquire.
