With a house in AZ and the hard water there you probably have a water softener and copper pipes. If so it is a very good practice to turn off your house water when your not there since water softeners remove minerals and the water will try and make itself whole again and will attack the copper pipes
I had the same problem with the Samsung in my motor home and I removed the back of the TV and a number of the capacitors on the control board had black specks which were signs of leakage so I bought new capacitors online and replaced them and all good

I usually run a bit heavy as well since I prefer to keep fuel and water full or near full and I carry extra fresh water plus I have a hydraulic swim platform with a Zodiac Yachtline dinghy with 40hp motor weighing in at 700lbs
I have tested it both with and without the dinghy and the fuel burn...
This is a common thing with the 44DB but not a big deal, I bought 315Lbs of lead bars and put them under the port guest bed in the outer groove and boat sets nice now.

Motor alignment can change over time due to motor mounts compressing , I checked mine about 18 months ago and both were rather far off, take a look at the gap on one side in the picture .
Pull really hard on the bottom side of the seat back cushion and it will come off. It is held in place with some strong Velcro , I struggled getting mine off the first time as well
edit: yes the seat back of the sleeper sofa, and by the way if you don’t plan on having a bunch of overnight guest...
