Sold my house in two days!

My son bought a new house, moved in this past Friday. They had been packing up for a month, got rid of some stuff in the process. My wife went down to help during the week. She stepped on the edge of the concrete driveway, rolled her ankle and somehow broke a bone in her foot, she's in a cast and on crutches for a while.

So my son had to get a new house this year, after getting a new wife last year....coincedence?

47 years!!! Wow! Congratulations. Very sorry to hear about your wife breaking her ankle. If that is her first major ankle injury she must have some sure feet. The PT can be like torture but it does give you mobility back so have her keep with it so she can bring you a beer when she heals.

No, the ex wife is getting a monthly check and the new young wife wants babies, the first one is due in a month. This is going to be expensive. He'll learn, I think...I hope.

I know I will never go through a divorce again! I resigned to never get married again, so I thought. I’ve been married just shy of two years and we never want it to end. The deciding factor for me was our ability to communicate and find mostly equitable solutions to issues between us and our family. I think if the two of them do the same and can keep it up then they will be as lucky as you and your wife.

Child support can be a huge impact on a young man if he doesn’t competently and aggressively defend himself. Often in deciding calculations for alimony/support the numbers provided are fraudulent from one side or the other. Very difficult facet to the many negative sides of a broken relationship.
 
My parents sold their house in Clarksville, Tn last month 12 hours after listing. That market is crazy busy right now.

During the boom of 2003 I sold a house on Long Island to the first viewer on the first day of the listing at 8:30 in the morning.

I made 200k in half an hour.

The agent was oddly quiet and despite being told to steer clear I couldn’t help myself and interjected. It was the right thing to do as it turned out. After hands were shaken and a binder was taken she popped back in to thank me for my help and told me that it was her first day on the job.

We renegotiated the commission.

Interesting comment. I listed and sold my house myself thru a licensed broker at 2.5%. I insisted on showing the house with her and the client as I have owned the house 15 years and am a licensed contractor. The deal closed a week ago and she called to thank me and she had worked with the buyers for 10 months and 3-4 deals that fell apart. She said my listing and showing the house was a major factor in the buyers moving forward.

This woman barely said a word and the buyer was clearly excited.

Initially the broker’s commission was 6%. It became 3%.

I followed this advice 2 years ago when I listed my house for sale and got few showings and no offers in three months. The buyers agent that just sold my house told me that without my showing the house and giving the buyer the information about the house it would have not gone nearly as well as it did.
 
I listed my home in May and it sold in less than 2 days at almost full asking. Buyer backs out next day because wife got cold feet because the house didn't have gas cooking. Mind you, brand new appliances and it was listed as not having gas in the details. Anyway.... Next day another offer comes in. First buyer gets wind and comes back through the house... Twice. They put another offer in again. So I kept their earnest money from the first deal, they upped their earnest money the second time around and % down at my request and I closed in 30 days. Now I'm living in the RV since our new house isn't done for another 4 weeks or so (2.5 months in this thing I'm guessing in total). What a whirlwind!
