Show off your dock

This is where we were last year. I am on the fence with this covered slip business. We had bird issues, Fish fly issues like no other...spiders were worse under roof in our case...boat was dirtier....it was nice in the rain but that's hardly worth it. This year we are going back outside

I have heard those exact same comments from people who slip under roof at my Marina....
 
Well you can see ours in the sig pic. Nothing special about it. Our first 2 years in it we had a Cobalt bowrider beside us and that is the Ohio river in the background to the right. When the Cobalt was there we could see the boats/tugs and barges going up and down. This past year we had a Bayliner 3055 beside us so couldn't see anything when they were there. There is a large bridge there not far from us and we do get shade from it. Our first year there we got hit pretty hard with spiders. I found mothballs to be a good deterrent. I sprayed spider spray everywhere and kept a cup of mothballs in the cabin and cockpit. Worked good. Seems the boats closest to that bridge got them worse than others so I was thinking maybe because of the shade?

Anyway, we are in a finger slip that is supposed to be limited to 25' boats but there is the 3055 beside us and a 31' Carver on the other side. We pay about $1300/year (May 1st through October 31st) including electric. Its is $42/foot
 
My dock sucks. Up until 4 months ago not a darn thing was being done for improvements and it has been this way for many, many years. When a hurricane came through a few years ago and destroyed my section of the dock, I was the one who wound up fixing it.

A new owner purchased the marina and thankfully have been making improvements as he goes along.
 
Well, not much of a view from my slip, but it's clean and dry. I have the walk up model. The Four Winns belongs to an older couple that takes it out about every weekend, the MasterCraft and Cobalt above I have never seen move in 4yrs. The good thing is that big lift can change my view whenever I want. We kept our 290da in a wet slip and really enjoyed the social aspects etc of the yacht club setting (pool, clubhouse, locker rooms etc). Here we have a nice bath house with showers, but socially not much going on. For my type of day boating this arrangement works out very well. I usually just launch and go, but they also have a nice wash area, dock space I can keep the boat in overnight if I want and gas and drinks, snacks etc. Its a family owned business, very friendly place.

Nice spot...my wife was just there last week at the Westin... My daughter is getting married there in March...so she has been running back and forth.
Back when the condos went bankrupt after 2008 and they were selling the 3 bedrooms for $250k cash. We had the papers in our hand and didn't sign... That was the only investment I regret not doing. I really like that area and Fort Myers by boat... we rent those little Hurricanes from your marina when we are there and run around all over the place.
They are selling for 6-800,000 now - I know you hate to hear that....We live at North Star Yacht Club in N. Ft. Myers - Built in 2008, it has not recovered yet price wise from 2008. You can get a 3 bedroom for high 3's/low 4's...

I just got a 100’ slip in Falmouth Harbor, MA. They are hard to get and I have been on the waiting list for 3 years to get a larger slip to hold a 52db so we could move up from our 340da. We have to pay a fortune in Falmouth, $16,000 April 1st - Oct 31st but we have so many great destinations within 0-3hr cruise from us it is worth it.

We have a great group of folks on our dock. I'd guess there's about 30 slips in total. Most have build-outs and we spend a great deal of time hanging out there. In Texas I'd hate to not have a covered slip as you, and everything you own, would bake.

Here's my little joint on Lake Ontario. My marina has 41 slips total. The center finger dock jutting out from the marina restaurant is party central. There are 9 slips total on the finger dock, and 5 of us there are permanents. During the Summer, the rest of the place is filled with Canadian transients. Place is a complete party from Memorial Day to Labor Day.

Is the water ever warm enough to get into?

During the summer, absolutely. Usually averages mid-70s on season, although there is this odd thing that happens on Lake Ontario. A few times a year, the lake essentially "flips". I found out about this the hard way. Back in 2015, I had my 96 4-winns 245. Used to go out in 300-400' of water, shut it down, listen to tunes, and swim a bit. Wife and I were out there having fun one day, I jump into the water to clean up, and while it was 75 degrees the day before, it was just over 50 when I got in. I think I ran back to the boat.

Anyway, this is one pic I took this past summer.

As far as marinas go. This is my winner so far.........
 
I said something along this line in the Lake Powell thread, it is amazing how we have similar vessels and do so many different things with them.

@copb8tx has an amazing setup in Texas.

@Blueone does Putin Bay scene.

@sbw1 has a wonderful home dock on a lovely lake off Lake Michigan.

@Gofirstclass is on the river to the Pacific.

@The Bill Collector is in an incredible area.

@boatman37 is on the river in Pennsylvania.

@BillK2632 does indoor in-out service in North Carolina.

@Jeremygavin's just oozes North East.

@bracketracer, is in quintessential Upstate with a skating rink.

And me, sandy beaches nearby, and at the dock, a dark night sky to watch the stars, listen to music, visit friends, and smoke a cigar with some fine Bourbon...

Wow 100'....could you sublease the other 40' to transients...LOL
 
Here's my marina, all frozen in a couple of years ago. Fortunately this only happens about every 20 years or so.

What do I like best? Where else can you get a 20' x 60' covered slip for $250/month? The marina is only about 10 years old and I was the first occupant of this slip. The marina is owned by the Port of Kennewick. They were nice enough to supply me with 50A/240V and 50A/120V power when I bought Beachcomber.
love the 550 ! its on my short list for my someday "big boat". back in the 90s I went aboard a brand new one when they first came out. it was at an in water show in jersey city. I rmemebr sitting in the salon taking in the new boat smell.
