Retirement

I put heat in my garage last year, one of the best things I have done. It's great to be able to work in the garage and not freeze to death. When I put propane in the house I added another valve for the garage. Worked out great. If I were building a house from scratch, I would put in radiant floor heat, nothing like walking on a warm floor when it's frigid out.
I put electric radiant heat in our master bath, and kitchen. I keep the kitchen at 85, it is so nice to walk on vs the tile that's not heated. It sure warms your feet up quickly if they're cold.

I lived in a community like that about 12 years ago; all new/modern cookie cutter houses, no trees, everything planned, on a golf course, plastic white picket fence, HOA, etc. I loved it, for 2 years, then I wanted a yard back, trees back, let me fixed something on the outside of the house, etc. Not judging you at all, it just wasn't for me.

I am thinking about a larger house now as I need an office since I work 100% remote now, and the GF needs a separate office as well. Long term I want 1st floor living too. I thought about 55 and older communities, for about 7 seconds, then stopped.
 
Here was last weekend when we visited. Not much to see yet. That's the walkout lower level and the upper level start. The post/beam stuff happens this week and supports the front and rear upper faces.

I have a 40x90 garage with in floor heat. I want to say the propane boiler/piping etc was in the 20K range but would have to look it up. If your garage is already done and you just want to heat it (and have LNG or propane avail) then one of those Mr. Heaters work well.

Retirement from clinical practice can't come soon enough. 8 years max. The VA just medically disabled me (knee damaged on active duty 21 years ago has gotten worse) I could keep ownership or sell it all at that point.

I hear you….. we had all that in the last house. Leaves, landscaping, maintenance, trees falling…. 6,000sqft of a pain in the ass. This smaller house is all my wife…. She is literally building it…. Chief check writer.
It’s not a 55 community but the community is 100% Mtce free. Works for me….. she wanted a condo….. I wasn’t quite ready for that…. So next best thing. It is high end with most things you would do in a custom home and we plan on ripping something’s apart when we move in…. Like a new island for example. In the end I want to lock the door walk away and not worry about anything
 
I've gone from a 4,000 ft house, to a 3000 square foot house, to a 2000 square foot house, to my current two bedroom house, which is 1200 square ft. It's got a small yard and city living, I'm happy as a pig in mud. I could use a third bedroom for an office, and a wider garage; I can't get either car doors open all the way in the current one. If I don't gain weight I'll be fine. ;-)
 
Congrats to both of you.

I LOVE house pics and building. We built our last 2 houses and even though there was a lot of pain there was the joy of getting just what you wanted (or could afford). Like having a baby.

I love how cheap and easy cameras are now. I sit in Dallas freezing my ass off then look out the window of the FL condo and count the days. Could be a bit sunnier today though. Will be there in 3 weeks.
